The DCarson Construction Process for Success
DCarson Construction likes to visit the site to determine the scope of work. From there we work with the client to understand their vision and desires. Depending on the type of work, a preliminary budget may be provided after this meeting.
To being the design process DCarson Construction will create the preliminary schematic architectural design. We will provide our client with a detailed description of the custom home, as well as a 3D digital rendition of our proposal for the space and their usability desires.
DCarson Construction prides itself of staying on budget and on schedule in projects. From the architectural design we can provided the preliminary construction budget which will have a complete construction cost breakdown. This will include the preliminary schematic, preliminary construction budget, as well as the 3D digital rendition from the proposal. At the completion of the preliminary design and construction budget, the client will have all the information necessary to make a decision as to whether they would like to move forward with the project or possibly make adjustments to the design. ENTITLEMENT & PERMITTING:
At this stage our clients are one step closer to their new home! Once the decision has been made to move forward with the project, the next step is for DCarson Construction to apply for a building permit.
Each custom home is unique in the required permitting procedures. DCarson Construction will take care of all the permitting, processing, and entitlement steps required to make our client’s dream home a reality.
Some of the different permitting procedures include the following:
- Property lines
- Parking requirements
- Dry and Wet Utilities
- Street frontage
- Architectural Review
- Lot splitting
These processes involve meetings and negotiations with Planning & Zoning staff members to assist the project in the approval process. Depending on the zoning or design specifications involved, there will be meetings with discretionary approval boards, such as the Planning Commission, Board of Architectural Review, City Council, and Board of Supervisors. DCarson Construction will represent their client at these meetings.
DESIGN & DEVELOPMENT:
Next DCarson Construction will work on developing the elements that have now been permitted into a physical reality. This includes working on the structural systems while laying out the mechanical work, equipment locations, dry and wet utilities, drainage, parking, and more.

FINALIZING THE PLANS:
At this phase DCarson Construction will finalize all of the dimensions, design details, and calculations. The landscaping plans are added to the plans, as well as the entitlement approval documents, and everything else needed to submit them for approval.
BUILDING PERMIT/ PLAN CHECK:
When the permit is ready to be issued, the goal is to have a final construction cost established. When the budget is complete, a Final Construction Contract is prepared by the Project Coordinator and executed between Owner and Contractor.
During construction, DCarson Construction will provide all of the scheduling, supervision, subcontracting, project management, change orders, addendum, and a clean and safe working environment. This allows us to stay connected with our client, making sure their vision is created into a reality every step of the way.
